Generator Permits and Inspections During Hurricane Season

Picture this: a standby generator installation that is physically complete. The pad is poured, the unit is set, the transfer switch is wired, and the customer is anticipating that the job will soon be done. But the final generator inspection has not been scheduled, the gas line pressure test is still outstanding, and the permit file is sitting open in a municipal queue.

A Generator Permit Is Not One Permit

Most jurisdictions require some combination of the following before any installation work can legally be signed off:

In Broward and Miami-Dade counties, the structural permit requires third-party stamped engineering drawings for both the pad and the tie-down brackets before a single piece of equipment arrives on site. Under normal conditions, municipal review in those markets runs 5 to 15 business days. During active storm season, that window expands without a guaranteed end date.

Where Open Files Actually Get Stuck

A model number on the application that does not match the unit that actually shipped. A site plan showing the generator three feet from where it ended up being installed, moved to accommodate drainage or a landscaping request. A gas load calculation that was submitted before the fuel line routing changed. A transfer switch detail that an inspector flags as unclear.

The other place files get stuck is in the inspection sequence itself. A generator inspection is not one site visit. It is a series of independent milestone reviews, each of which must pass before the next can be scheduled. Rough electrical clears before gas line pressure testing. Gas line clears before mechanical rough-in. Mechanical rough-in clears before structural foundation review. Foundation clears before the final generator inspection. A project sitting at milestone two right now faces real calendar pressure if a storm develops in the next few days or weeks.

Most Florida jurisdictions require an electrical permit for the transfer switch and service connection, a mechanical permit for the unit and enclosure, and a gas line permit when natural gas or propane is the fuel source. HVHZ installations in Broward and Miami-Dade counties add a structural permit requiring third-party engineering documentation for the pad foundation and wind-resistance anchoring.

What Happens to an Open Generator Permit if a Storm Causes Damage Before the Final Inspection Clears?

The permit remains open and must still close through the normal inspection sequence, plus any re-inspection required for storm-damaged components. Insurance adjusters reviewing the damage claim have no pre-storm inspection record to work from, which complicates scope determination and delays the payout.
